Background
HIKMAT LIVING is a newly opened apartment located at Plot 931, Najjera II along Bulabira road off Lumala Close. The property consists of 40 apartments both 2 bed and 1 bed with ample parking space. It will have units for Airbnb and normal tenants. Now, we are seeking to recruit a highly competent Property Manager to oversee day-to-day operations of the property.
Responsibilities
The Property Manager shall handle:
- Tenant Relations by conducting inquiries from prospective renters, screen applications, process move-ins and move-outs, and resolve resident complaints or neighborhood disputes.
- Maintenance Oversight and Schedule routine property inspections, coordinate repairs with vendors, and manage external vendors or on-site maintenance staff.
- Financial Management: Collect monthly rent, track operating expenses, manage security deposits, and help prepare building budgets.
- Airbnb Guest Communication by answering pre-booking questions, process reservation requests, and send automated or personalized check-in and checkout instructions through platforms like.
- Reservation and Calendar Management: by Monitoring booking calendars across multiple platforms (Airbnb, Booking.com, VRBO) to prevent double-bookings and manage tight gaps between stays.
- Issue Resolution: Triage guest concerns during their stay-such as Wi-Fi issues, lockouts, or parking questions-and escalate complex maintenance problems when needed.
- Operations Coordination by Liaising with cleaning staff and property maintenance teams to ensure units are thoroughly cleaned and guest-ready before every scheduled arrival.
- Pricing and Occupancy Tracking: Track sales performance, monitor market trends, and adjust daily rates or minimum-stay rules to maximize rental revenue.
- Administrative Recordkeeping: Maintain accurate logs of guest details, track security deposits or damage claims, and log operational expenses.
- Leasing and Marketing: Advertise vacant units, conduct showings, screen applicants, prepare lease agreements, and process lease renewals.
- Legal and Regulatory Compliance by ensuring the property follows local housing laws, safety/ building codes, fair housing regulations, and handle legal evictions when necessary.
- Staff Supervision: Hire, train, and manage on-site personnel, including security agents, cleaning crews, and maintenance workers.
- Conduct regular property inspections to identify and address maintenance needs and ensure the community is kept in pristine condition.
- Coordinates maintenance requests and schedules repairs efficiently.
- Create attractive listings.
- Manage online advertisements
Qualifications & Skills
Bachelor's degree in Business administration, Real Estate, Hospitality, or a related field (preferred).
Proven experience in property management.
Strong customer service skills.
Experience with property management software.
Excellent organizational and multitasking abilities.
Strong communication and interpersonal skills.
Financial management and budgeting experience.
Problem-solving mindset and ability to handle emergencies.
Experience in tenant screening and leasing.
At least 5 years of experience in property management.
Strong leadership and interpersonal skills.
Excellent organizational and time management skills.
Proficiency in property management software, such as Yard or AppFolio.
