Position Summary

The BMS Engineer will be responsible for the design, engineering, configuration, programming, testing, commissioning, and maintenance of Building Management Systems (BMS) based on Honeywell technologies such as Honeywell Alerton and Centraline platforms.

The role requires strong technical expertise in HVAC controls, energy management, and integration of various Mechanical, Electrical, and Plumbing (MEP) systems into centralized monitoring and control platforms. The engineer should possess hands-on experience in system integration protocols including BACnet, Modbus, LonWorks, and TCP/IP-based communication systems.

The candidate should be capable of independently handling BMS projects from design stage through commissioning and client handover while ensuring compliance with international standards and project specifications.

Key Responsibilities

1. BMS Engineering & Design

  • Design and develop BMS architecture for commercial, industrial, healthcare, airport, data center, and institutional projects.
  • Prepare control schematics, network architecture diagrams, I/O schedules, and technical submittals.
  • Review MEP drawings and identify BMS integration requirements.
  • Develop sequences of operation for HVAC and electromechanical systems.
  • Prepare panel layouts and field device interfacing requirements.

2. System Programming & Configuration

  • Configure and program Honeywell BMS systems including:
    • Alerton
    • Centraline
    • Niagara Framework (where applicable)
  • Configure controllers, graphics, alarms, trends, schedules, and reports.
  • Develop HMI/SCADA graphical interfaces for centralized monitoring.
  • Implement energy-saving logic and automation routines.

3. Integration of MEP Systems

Strong understanding and integration capability with:

  • HVAC Systems
    • Chillers
    • AHUs
    • FCUs
    • VRF/VRV systems
    • Ventilation systems
  • Electrical Systems
    • Power monitoring systems
    • UPS systems
    • Generators
    • Lighting control systems
  • Plumbing Systems
    • Water pumps
    • Tank monitoring
    • Water treatment systems
  • Fire & Life Safety Systems
  • Elevators/Escalators monitoring
  • Access Control & CCTV interface
  • Energy Management Systems
  • Data center environmental monitoring systems

4. Testing & Commissioning

  • Conduct factory acceptance tests (FAT) and site acceptance tests (SAT).
  • Perform point-to-point testing and controller commissioning.
  • Troubleshoot communication and integration issues.
  • Ensure systems operate according to approved sequence of operation.
  • Support client demonstrations and final handover.

5. Project Coordination

  • Coordinate with MEP contractors, consultants, OEMs, and clients.
  • Attend technical meetings and site coordination meetings.
  • Prepare progress reports and commissioning documentation.
  • Ensure compliance with project timelines and quality standards.

6. Maintenance & Technical Support

  • Provide preventive and corrective maintenance support.
  • Diagnose and resolve BMS operational issues.
  • Perform software backups and system upgrades.
  • Provide remote and onsite technical support.

Required Qualifications

Bachelor’s Degree in:

  • Electrical Engineering
  • Mechanical Engineering
  • Mechatronics Engineering
  • Electronics Engineering
  • Instrumentation Engineering

Additional certifications in BMS/Automation systems are an added advantage.

Experience Requirements

  • Minimum 5 years’ experience in Building Management Systems.
  • Hands-on experience with Honeywell BMS platforms including:
    • Alerton
    • Centraline
  • Experience in large commercial or industrial projects.
  • Proven experience in MEP systems integration and commissioning.

Technical Skills

Strong knowledge of:

  • BACnet
  • Modbus
  • LonWorks
  • TCP/IP networking
  • HVAC control logic

Ability to read:

  • Electrical schematics
  • Control drawings
  • MEP layouts

Familiarity with:

  • AutoCAD
  • Visio
  • Microsoft Office

Understanding cybersecurity concepts for BMS networks is an added advantage.
