About the Role

The Project Manager is accountable for the successful delivery of all construction activity within their assigned cluster of communities. This role owns every project from groundbreaking through to handover — ensuring work is completed on time, within budget, and to AsOne's quality standards — while managing contractors, tracking spend, coordinating materials, permits, and logistics, and handing off finished buildings to the community team.

Key Responsibilities

Project Ownership & Delivery

  • Take full ownership of all construction projects within your assigned cluster of locations, acting as the single point of accountability for delivery
  • Ensure every project is completed on time, within approved budget, and to AsOne's construction quality standards
  • Identify risks and delays early and take corrective action to keep projects on track; escalate issues that cannot be resolved at site level to the Director of Expansion

Contractor & Site Management

  • Manage contractors, sub-contractors, and site workers across all active sites in your cluster, including selection input, day-to-day supervision, and performance management
  • Oversee site work quality, safety practices, and adherence to agreed workmanship standards
  • Hold regular site visits and progress meetings across all communities in your cluster; resolve on-site disputes, delays, and workmanship issues, escalating where necessary

Budget & Financial Tracking

  • Track construction spend against the approved budget for each project in your cluster
  • Maintain accurate, up-to-date cost records and flag variances or overruns as soon as they arise
  • Prepare and submit regular budget and spend reports to the Director of Expansion; support forecasting and budget planning for upcoming projects

Materials, Permits & Logistics

  • Coordinate procurement, delivery, and on-site management of construction materials across all sites in your cluster
  • Secure and track all required permits, approvals, and regulatory sign-offs before and during construction
  • Plan and coordinate logistics — transport, storage, and sequencing of materials and equipment — across multiple communities, anticipating needs ahead of schedule to avoid site delays

Handover

  • Conduct final quality inspections and ensure snagging/defects are resolved before handover
  • Formally hand off each completed building to the relevant community team, with all documentation (as-built drawings, warranties, permits, maintenance guidance) in order
  • Support the community team during the transition period to address any post-handover issues

What We're Looking For

Qualifications & Experience

  • Diploma in Engineering, Degree in Business Administration, Procurement and Logistics, Project management, or a related field
  • Proven experience managing construction projects, ideally across multiple sites or locations simultaneously, Inventory management, Procurement.
  • Experience managing contractors and site teams, including budget and cost control
  • Familiarity with Ugandan building codes, permitting processes, and standard construction practices
  • Construction Experience is an added advantage

Competencies & Attributes

  • Strong project management and organizational skills, with the ability to run multiple sites at once
  • Financial literacy — able to build, track, and report against a construction budget
  • Confident, fair, and firm in managing contractors and site workers; clear written and verbal reporting skills
  • Problem-solving mindset, comfortable making decisions on-site under time pressure; willing to travel regularly between sites within the assigned cluster
  • Genuine alignment with the mission, values, and Christian ethos of AsOne Ministries Uganda
