Our client is seeking a highly organized and dynamic Property Manager to oversee the daily operations of their properties. This role requires strong organizational and administrative skills, attention to detail and ability to multitask to maintain properties and ensure operational efficiency.
Job Summary
As the key member of the team, the Property Manager will be responsible for overseeing day-to-day property operations, with a strong focus on rent collection, tenant management, and ensuring the proper maintenance and occupancy of properties. The role ensures that properties remain profitable, well-maintained, and compliant with relevant laws and company policies.
Job Description
As a property manager, you will be responsible for;
Rent Collection and Financial Management:
- Timely Rent Collection: Ensure timely collection of rent and service charges from all tenants.
- Accurate Record Keeping: Maintain precise records of rent collections and issue receipts to tenants.
- Arrears follow-up: Follow up on rental arrears and implement effective debt recovery procedures to minimize loses.
- Monthly Reporting: Prepare detailed monthly rent collection reports and financial summaries.
- Rent Reviews: Recommend annual rent reviews based on market analysis to ensure competitive pricing.
Tenant Relations & Customer Service
- Primary Point of Contact: Serve as the main primary point of contact for tenants, providing timely and effective communication.
- Tenant Support: Handle tenant inquiries, complaints, and service requests professionally and efficiently
- Tenant Onboarding: Facilitate tenant onboarding, lease signing, and move-in/move-out processes.
- Lease Compliance: Ensure tenants adhere to lease agreements and property policies, addressing any issues promptly.
Property Maintenance & Operations
- Regular Inspections: Conduct regular property inspections to ensure cleanliness, safety, and over all maintenance.
- Maintenance cordination:Coordinate repairs, maintenance works, and service providers (security, cleaning, gardening) to ensure smooth operations.
- Utility Management: Monitor utility usage and ensure timely bill settlement.
- Regulatory Compliance: Ensure compliance with local regulations, health and safety standards and other relevant laws.
Reporting & Administration
- Document Management: Maintain accurate and up to date tenant databases, lease agreements, and property documentation.
- Performance Reporting: Prepare detailed monthly property performance reports to track progress and identify areas for improvement.
- Strategic Recommendations: Recommend improvements to enhance property value and customer satisfaction and overall performance.
Job Requirements
- Bachelor’s degree in business administration /urban and Regional Planning/ Management or Economics or any other related field
- Additional training or certification in Property Management, Facilities Management, or Estate Agency is an added advantage
- Minimum of 3 years’ experience in property management, facilities management, or a similar role.
- Proven experience in rent collection and tenant management.
- Experience working with residential, commercial, or mixed-use properties is desirable.
- Strong negotiation and conflict resolution skills.
- Excellent communication and customer service skills.
- Strong organizational and administrative abilities.
- Financial literacy and ability to prepare reports.
- Proficiency in MS Office (Word, Excel, PowerPoint).
- Ability to work independently and under pressure.
- High level of integrity and professionalism.
- Strong attention to detail.
- Proactive and solutions oriented.
- Good interpersonal skills and emotional intelligence.
- Reliable, disciplined, and accountable.
